Comprehensive Plans are tools that provide strategic guidance and direction for the future growth and development of the community and establish a 10- to 20-year vision for the City. A comprehensive plan is a foundational, long-range planning document that:
- Establishes and guides City policies and decisions;
- Combines City plans into one document;
- Provides the basis for zoning and land use decisions; and
- Provides the basis for Capital Improvement Plans.
While the plan will be comprehensive, it is not meant to be a static, unchanging document. The plan should be referenced often, reviewed annually, and updated as needed to better reflect changing community conditions and trends.
This will replace the Jersey Village 2020 Comprehensive Plan Update.
A Future Land Use Map is part of the Comprehensive Plan is like a blueprint for the city’s future. It shows where different things should go, like homes, businesses, parks, and protected natural spaces. It helps us visualize what the city will look like in the future.
The Future Land Use Map does not tell you what you can build on your property; zoning regulations do that. The map is a general guide, and there are other things to consider when planning your property, like the area around it and specific features of your land.
Zoning is how Jersey Village regulates land based on building height, parking requirements, landscape standards, and more. The zoning ordinance is an official document that lists all of the city’s zoning regulations. It helps ensure that Jersey Village grows in a planned and organized way.
Zoning helps ensure that Jersey Village follows the plan laid out in the Future Land Use Map and the Comprehensive Plan.
This project started at the end of September 2024 after the City was awarded grant funding from the Texas General Land Office through its Resilient Communities Program. The process is expected to take approximately twelve (12) months to complete.
Getting involved in public participation in a planning process such as this is an exciting opportunity for everyone in the community. By participating, you can shape the future of Pottsboro.
